How to make a monthly market update video
A market update is the easiest video to make every month, and one of the most useful to people who are thinking about moving. Three numbers, what they mean, one tip, and how to reach you.
Step by step: captions from your script
- No guessing the words. Caption tools usually listen and guess. ClippCut already has your script, so captions are spelled right from the start.
- Timed as you read. While you record, ClippCut notes which word you’re on and when, so each caption appears as you say it.
- Bold words burst out. Mark a word **like this** in your script and it pops in the caption. Pick a caption style, then burn them in or save an .srt file.
The three numbers to share
- Median sale price, and how it changed from the same month last year. Comparing with last year avoids seasonal swings.
- Days on market: how long homes took to sell. It tells sellers how fast things move and buyers how much time they have.
- Inventory or months of supply: how many homes are for sale. It tells everyone whether buyers or sellers have the upper hand.
Use your MLS or board's monthly report, and say where the numbers come from and which month they cover. Round them, so they're easy to hear: “about $410,000” is easier to follow than “$409,850”.
Say what they mean
Numbers alone don't help anyone. After the figures, give one sentence for sellers and one for buyers: “Well-priced homes are still selling in under three weeks” or “You have more choice than last spring, and more room to negotiate.” Then one practical tip for the season.
Record it in ten minutes
- Open the market update script and fill in this month’s numbers.
- Mark the key figure in **bold** so it bursts out bigger in the captions.
- Sit at your desk with the laptop raised to eye level, or prop up your phone. Read it with the prompter under the camera.
- Save it in 9:16 for Reels and Shorts and 16:9 for YouTube and your newsletter.
Make it a series
Post on the same week every month and give it the same opening line, so people recognise it. Keep last month's script, change the numbers and record again: it takes minutes once the format is set.
Questions
Where do I get the numbers?
From your MLS or your local board or association of REALTORS®, which usually publish monthly reports. Always say the source and the month on screen or in the script.
How long should a market update be?
About a minute for Reels, TikTok and Shorts. If you go deeper, record a longer version for YouTube and pull one number out for a short clip.
